The Statesville City Council on Monday is scheduled to consider three rezoning requests for residential developments that would result in the construction of 1,603 single-family dwelling units.

A public hearing will be held on each proposal before the council votes.

Here is a summary of each request:

♦ Nabors Road: Leigh Polzella, on behalf of BRD Land, is requesting to rezone 601.96 acres from Iredell County Residential Agricultural District to the City of Statesville R-5MF CZ (High Density Multi-Family Residential Conditional Zoning) District to provide a 1,378-unit single family and multi-family development utilizing the Cluster Subdivision development pattern, which allows a minimum lot size of 4,000 square feet. The proposed project site is located in the southeastern quadrant of the city between Shiloh Road and Nabors Road. The project is approximately half a mile from the city limits and 1,049 feet from Statesville’s ETJ. The parcels will need to be annexed to utilize city services. Residents have raised concerns about the proposed development’s impact privacy, noise, wildlife, traffic, lot size, price range, fire department, schools.

♦ Whites Mill Road: Bart Hopper, on behalf of Hopper Communities, is requesting to rezone 56.27 acres from Heavy Industrial District to R-5 CZ (High Density Single-Family Residential Conditional Zoning) District, to provide a proposed 180-unit single family development. The proposed project site is located south of the city between Calvary Baptist Church and Larkin Front Nine Subdivision on Whites Mill Road. The project located within the dity’s ETJ and is adjacent to city limits. Three individuals who attended a neighborhood meeting expressed their concerns about landscaping buffers and the quality of the development.

♦ Serene Meadows: Todd Akers, on behalf of the property owners, is requesting to rezone 22.32 acres from City of Statesville R-20 (Suburban Residential) District and City of Statesville RA (Residential Agricultural) District and Town of Troutman RS (Suburban Residential) to City of Statesville R-8 CZ (Medium Density Single-Family Residential Conditional Zoning) District to provide a proposed 45-unit single family cluster development. The proposed project site is located south of the city near the Troutman border. Two of the parcels are inside the city limits, while the other two would need to be annexed. During a neighborhood input meeting, residents voiced concerns about regarding traffic, noise during construction, landscape buffers, quality of the project, and the effect of the project on property taxes.

The City Council will meet at 6 p.m. in City Hall, located at 227 S. Center Street.
